Unlike many other agents who add a markup to contractor invoices, we believe that arranging maintenance is an essential part of property management, not an additional expense!
You’ll only pay the exact amount charged by the contractor for the required service, with no additional fees from us.
We carry out an informal inspection after one month to ensure new tenants have settled in comfortably. This is followed by a formal inspection at both the three-month and sixth-month mark.From then on, and assuming everything’s in order, inspections will be carried out every six months.
If any issues arise during an inspection, we reserve the right to bring inspections forward or carry out additional inspections until we’re satisfied that the issues have been resolved.
We take a proactive and fair but firm approach to arrears. We always aim to work with tenants to help them get back on track and have various methods in place to help them achieve this. Many of our tenants have successfully cleared their arrears with our support. Court proceedings are an absolute last resort. In fact, we’ve never had to take legal action against a tenant in our ten years of business!
If a tenant leaves with outstanding arrears, our top priority is to minimise disruption to your cash flow by quickly finding you a new tenant.
We can also help you to recover the arrears through various options, starting with obtaining a County Court Judgment (CCJ). This opens the door to additional measures such as an Attachment of Earnings Order or involving high court bailiffs, all of which we can guide you through.
Not at all. All you need to do is inform us that you would like to switch to Purseglove Property, and we’ll handle the rest.
We’ll work within the terms and conditions of your current agent to ensure your switch is as seamless as possible, with minimal costs to you!
Of course. We’re happy to audit the documents issued to your tenant(s) and provide advice on any necessary remedial actions.
Ensuring the proper documentation is in place can be an expensive and time-consuming process, but we offer this service for free when you choose to move over to our management service!
